The median U.S. home-sale price just fell year over year for the first time in more than three years, and it matters if you plan to sell your home without an agent. Redfin's report covering the four weeks ending October 25, 2026, puts the median sale price at $389,601, down 0.1% from a year ago, the first annual decline in over three years. The 0.1% sounds trivial, but it closes the era where a rising market quietly fixed pricing mistakes. If you go FSBO now, your list price, your presentation, and your first two weeks of showings decide your outcome.
What the number actually says
The decline follows three straight years of year-over-year increases, and prices also dipped in the prior week's data. Demand tells the same story: Redfin's pending home sales fell 1.8% week over week to the lowest level in its records, and the NAR Pending Home Sales Index dropped to 66.0 in September, a record low, down 7.3% from August and 11.3% from a year earlier, with all four U.S. regions declining. NAR chief economist Lawrence Yun tied the weakness to fast-rising mortgage rates, saying buyers and sellers may be holding back until rates move.
The national median hides your local market
The national figure is an average of extremes. In the same four-week stretch, year-over-year prices fell 5.1% in Seattle, 4.9% in San Jose, and 4.6% in Austin, while they rose 15.0% in San Francisco and 7.4% in Pittsburgh. Your asking price cannot come from the national headline, an online estimate, or what you paid a few years ago. It has to come from closed sales in your immediate area, ideally ones that closed within the last 60 to 90 days, adjusted honestly for condition. The FSBO pricing guide walks through the method step by step.
The price-cut spiral is the FSBO risk that actually bites
With a record share of listings, roughly 22%, carrying price reductions in October, and the median home spending about 50 days on the market, an overpriced FSBO listing does not simply sit. It takes a public price cut, and every buyer who saw the original number waits for another one. When you sell for sale by owner, no one is defending your price on listing calls or at showings. Price defensively on day one: if the contract price is right, the appraisal follows, and if it is not, you inherit an appraisal gap at the worst moment.
Rates still set the floor
The 30-year fixed mortgage averaged 7.24% for the week ending October 29, according to Freddie Mac, down from 7.32% a week earlier but up from 6.17% a year ago. Redfin puts the median monthly mortgage payment at $2,786, up 10.7% year over year and among the highest on record. Buyers carrying payments that high negotiate hard and ask for help with closing costs, so know when a concession beats a price cut.
In a flat-price market, condition is what justifies the number. The Notable Pay at Close program, available through Coldwell Banker Realty, funds staging, painting, and pre-listing repairs up front and is repaid from your proceeds at closing, so a competitive presentation does not have to wait on your cash flow.
National data informs the price; state law governs the paperwork. If you plan to sell for sale by owner in Connecticut, Washington, D.C., or Maryland, review the disclosure and closing requirements first, then run the full FSBO seller checklist line by line.
